Garage Door Installation in American Fork, UT

Five measurements, three different answers.

The same five measurements get taken on every job and they come back three different ways in this city. In the pre 1980 third of American Fork they frequently fall short of what a standard lift setup wants, and the answer is low headroom hardware. In the post 2000 half they come back comfortable and the conversation moves straight on to which door. In the band between, they come back looking fine and then one of them is an inch or two off, which is the outcome nobody plans for.

That middle band catches people because it doesn't look old. A garage from the late eighties or the nineties reads as current from the driveway. The opening is a size that's still manufactured, the framing isn't obviously dated, and the door on it's a sectional rather than a tilt up. Everything says standard. Then the headroom measures under what the track needs because a beam runs across, or the sideroom is narrow on one side because of how the wall was framed. There's a solution, but it's not the one that was assumed, and finding that out after a door is on order is the expensive version.

The hardware differences are real rather than cosmetic. Standard lift wants roughly a foot above the opening for the shaft and the curve of the track. Low headroom track splits the horizontal rails and relocates the spring so the door still works in less room than that. High lift does the opposite where there's ceiling to spare. Those are three different track packages, not three settings on one, so the choice is made at the order and not on the day of the install.

The doors split just as sharply as the framing. The older third of the city carries lighter doors, some of them one piece, in openings framed for the cars of the time. The newer half carries wide, heavy, often insulated sectional doors. Between those two, the springs, the track, the hardware and the load on the opener are genuinely different specifications. There's no default American Fork install, which is less a complaint about the city than the reason the measuring visit is treated as its own step here.

The order that works is measure, look at the jambs and the header, establish which track package the garage takes, then choose a door against what will actually go in. Doing it the other way round, choosing first and finding out second, is how a delivery gets sent back.
