That's the question that decides most installs. A chain drive is the traditional unit and the loudest, because a steel chain runs over a steel sprocket a few feet from the ceiling joists that carry the noise into the house. A belt drive uses a reinforced rubber belt instead and is dramatically quieter for the same lifting capacity. If there's a bedroom, an office or a nursery over the garage, a belt drive is worth it. If the garage is detached or sits under nothing but attic, a chain drive is a perfectly sound choice.
A wall mount opener, sometimes called a jackshaft opener, is the third option. Instead of a rail down the middle of the ceiling, it bolts to the wall beside the door and turns the torsion shaft directly. It's the answer when the ceiling is cathedral, when there's storage or a car lift in the way, or when the ceiling is too low for a rail. It also keeps the ceiling completely clear.
The motor spec matters less than people expect and it's not about muscle. The springs are what lift the door. Motor rating mostly buys you speed and headroom against a heavy door, so a solid wood or a fully insulated three layer steel door wants more than a single layer steel one. Door height matters more than most buyers realize, because a standard rail is cut for a seven foot door and an eight foot or ten foot door needs an extension kit that has to be ordered with the unit rather than improvised on site.
Modern features are worth knowing about before you choose. A DC motor with soft start and soft stop is quieter and easier on the door than an older AC unit that slams into its limits. Battery backup keeps the door working in an outage, which matters in a house where the garage is the only way in. Wi-Fi connected units let you see whether the door is open from your phone and close it remotely, which is the feature most people actually use every week.
Every opener made since the start of 1993 is required to have a reversing safety system, which in practice means the two photo eyes mounted near the floor. Those sensors are part of the install, not an accessory. Setting the travel limits and the force so the door reverses on contact is the last step of any install Clark does, and it's the step that gets skipped when a unit goes in fast.

Belt drive or chain drive?
Belt if there's living space above or beside the garage, because the noise difference is large and you hear it several times a day. Chain if the garage is detached or under attic space only. Both lift the same doors, since the springs do the lifting either way.
Can I get an opener if my ceiling is too low or in the way?
Yes. A wall mount opener bolts beside the door and drives the torsion shaft directly, so it needs no ceiling rail at all. It's the usual answer for cathedral ceilings, low headroom, overhead storage and car lifts.
Is a battery backup worth it?
It's if the garage is your main way into the house, or if you would be stuck behind a closed door in a power cut. Without it, an outage means pulling the release cord and lifting the door by hand every time.
Do I need new springs when I get a new opener?
Not automatically, but the door gets checked first. A new motor on an unbalanced door is doing work it was never designed to do, and it will fail early. If the springs are near the end of their life Clark will say so before the opener goes up, not after.
