There are three separate seals and people usually only think about one.
The bottom seal, sometimes called the astragal, is the rubber or vinyl strip that slides into a retainer along the base of the bottom section. It's the one that gets replaced most, and it comes in several profiles. A U shape, a T shape with a single or double bead, and a bulb style are the common ones, and they aren't interchangeable because the retainer determines which profile fits. Getting that right is why a seal bought at a big box store often won't go in.
The perimeter seal is the flexible vinyl attached to the stop molding down both jambs and across the header. It presses against the face of the closed door. It's the one people forget, and on a door that closes tight to the floor but still lets in a draft, the perimeter seal is usually the culprit. Vinyl stop seal gets brittle in sun and cold, and once it cracks it stops making contact.
The threshold seal is the third, and it's a different idea. Instead of hanging off the door, it bonds to the garage floor and stands proud of it so the bottom seal has something level to press against. It's the answer for a sloped or a worn floor, for a garage that takes water off the driveway in a storm, and for a door with a stubborn gap at one corner. It also stops the wind from driving leaves and snow underneath.
Seals fail in predictable ways here. Utah sun degrades vinyl, cold makes it stiff and brittle, and the freeze and thaw cycle finishes the job. A seal that has gone hard no longer compresses, so it may look present and still be sealing nothing. Rodents chew through a bottom seal to get in, and once there's a hole it becomes an invitation. And a bottom seal that's permanently flattened on one side has usually been telling you about a door that's not closing square for a while.
Worth being honest about what a seal can and can't do. New rubber won't close a gap caused by a door sitting crooked, a bent bottom section or a badly sloped floor. If daylight shows at one corner only, the seal is a symptom. That's why the door itself gets checked, and why the answer is sometimes a threshold seal or a door adjustment rather than another strip of vinyl.

Signs the seals are done
- Daylight visible under or around the door when it's closed
- Drafts you can feel standing in the garage on a cold day
- Water running under the door in a storm or as snow melts
- Leaves, dust and snow blowing in along the bottom
- Cracked, hardened or split vinyl that no longer compresses
- Chewed or torn bottom seal where rodents have gotten in
- The bottom seal is flattened on one side only, which points at the door, not the seal
What a new seal won't fix
- A gap caused by the door sitting crooked in the opening. That's a track, cable or balance issue and the seal is only the symptom
- A badly sloped or broken concrete floor. A threshold seal helps, concrete repair is a different trade
- A cold garage with uninsulated walls and ceiling. Sealing the door is one part of that, not the whole answer

How often does a bottom seal need replacing?
It varies with exposure, but a seal that has gone hard and no longer springs back when you squeeze it's finished regardless of its age. Sun, cold and the freeze and thaw cycle are what wear it out here, and a south facing door goes first.
I can see daylight under my door. Is that just the seal?
Not always. If the gap is even across the whole width, a new bottom seal usually solves it. If it shows at one corner only, the door is sitting crooked or the floor is out of level, and new rubber won't fix that. Worth having the door itself looked at.
Will sealing the door make my garage warmer?
It helps, and it's the cheapest step, because the gap around a door is a large opening compared to anything else in the room. How much difference you feel depends on whether the walls and ceiling are insulated too. An uninsulated garage with a perfectly sealed door is still an uninsulated garage.
Can a weather seal keep mice out?
A sound seal closes the easy route, and a chewed or missing one is an open door. It isn't a pest control treatment, but a gap at the bottom of the door is the most common way in and closing it makes a real difference.
